Raised in 1901 in a style typical for Berlin, the combined residential/commercial period building at Hasenheide 67 blends into the streetscape in the popular borough of Neukölln. Its striking double-cased windows and oriels, some of which are executed as three-panel windows, invest this multi-unit dwelling with an almost posh appearance. Spacious balconies or loggias both in the front building and the side buildings underline the period building charm and promise a bright and expansive feel-good ambience.
As the property lies within walking distance of the Südstern underground stop, residents have all the benefits of life in the city. The front building with its two side buildings divides into occupied, extremely generously cut flats of one to four bedrooms, ranging from about 55 to 150 square metres. The building block is grouped around a leafy courtyard with bicycle parking spaces.
The historic character of the building is most obvious inside the flats in the form of preserved original board floors and coffered wooden doors, some of them representing double doors. On top of that, several of the flats feature additional guest WCs and storage rooms.
In 1990, six attic flats were added to the apartment building and two of these were structured as 3-bedroom split-levels of around 97 square metres each. The other attic flats have two bedrooms and footprints of around 58 to 84 square metres. Roof terraces included with these flats are perfect for quiet hours spent above the rooftops of Berlin, taking in the view.
Each flat is assigned both private and shared storage space in the basement. The façade of the well-preserved building will be repainted in late 2018. This is a great opportunity to invest in a generously proportioned, occupied flat as a promising capital investment.

Neukölln is best captured in one term: diversity! The borough extends from places like Hasenheide and Hermannplatz in the north, to Britzer Garten and Hufeisensiedlung in its centre, and all the way down to Gropiusstadt in the south.
The trendiest part of the borough lies at its northern end, between Hermannplatz and Reuterplatz, and it is known beyond the city limits under the portmanteau word Kreuzkölln. It is where the city’s cultural life presents its most motley and diversified side. Along the canalside promenade of Maybachufer, an almost legendary street market gives you the chance to stock up on traditional and exotic foods. And the narrow streets around Hermannplatz are dotted with countless and highly diverse restaurants, pubs and bars that will tempt you to stop for a treat.
At the same time, Hermannplatz borders on the largest park facility in northern Neukölln, which is Volkspark Hasenheide, a great outdoors in the middle of the city. You find spruce here and vast open areas, a public swimming pool and an outdoor cinema. And for those who always wanted to do their morning run on an abandoned runway, the grounds of former Tempelhof Airport are directly across the street from it.
Now called Tempelhofer Feld, the airport grounds extend right up to the truly breath-taking Schillerkiez neighbourhood. Streets are lined by one beautiful period building after another, each of them unique and distinct. Cultural highlights around Schillerkiez include the Rollberg-Kino cinema or the Kindl-Brauerei centre for contemporary art, housed in a former brewery.
A short distance south of the St. Thomas cemetery and Körnerpark, you will find the historic origin of Neukölln, the former hamlet of Rixdorf. Protected as a heritage site, its low-slung cottages will take you back to bygone times. A special place is the Rixdorf blacksmith shop whose forge continues to be used by artisans and craftsman while the venue as such is used for events.
Neukölln has so much to offer!
Information on Berlin’s -Rent Cap- Rent Control Measure
The contractually agreed net rent for the apartment is EUR 576,001/month.
Please note, however, that Berlin’s new law re-regulating the statutory provisions governing rent ceilings (MietenWoG Bln; hereinafter -the Rent Cap-) became effective on 23 February 2020. Unless declared unconstitutional, void or ineffective by a court of law, the Rent Cap will remain in effect for an initial period of five years. Assuming the effectiveness of the Rent Cap, the basic net rent without service charges for this apartment is
- from 23/02/2020 until 22/11/2020: EUR 484,231/month,
- as of 23/11/2020: EUR 484,231/month.
In the event, however, that the Rent Cap is ruled unconstitutional, void or ineffective, the basic net rent without service charges originally agreed in the lease agreement will continue to apply. In fact, the basic net rent without service charges as agreed in the lease agreement may even apply if the Rent Cap is ruled partially unconstitutional, void or ineffective, and will apply again once the Rent Cap expires or becomes ineffective. Please seek legal advice in this matter.
